2、的激烈程度,我國房地產(chǎn)市場已經(jīng)由賣方市場過渡為買方市場?,F(xiàn)實的市場環(huán)境迫使房地產(chǎn)開發(fā)商研究市場、重視營銷問題,把營銷策劃上升為企業(yè)發(fā)展的戰(zhàn)略高度,從消費者的需求出發(fā)實行房地產(chǎn)項目的營銷。本文主要分為九部分,首先是對最近幾年的政策分析,目標市場調(diào)查分析,然后確定目標客戶,對目標客戶進行細分,然后根據(jù)目標客戶的需求,確定目標市場,運用營銷管理的基本理論和方法,制定出產(chǎn)品策略、價格策略和詳細可執(zhí)行的營銷策略。通過策劃使產(chǎn)品具有較高的市場認可度,保證產(chǎn)品順利去化;以成功的項目操作和品牌樹立,打造開發(fā)商在業(yè)界的良好品牌形象,為開發(fā)商的后期開發(fā)鋪平道路
